As much as people love the classic homes found in River Heights, they are often wary of a few things when pondering such a purchase.
Questions about the home’s foundation, electrical wiring and decor are typically at the top of the list.
Jennifer Queen says her listing at 325 Elm St. raises none of those red flags.
"This home was actually built on piles when it was built in 1937 — that’s a rare feature for River Heights. Not only is the home straight and solid, but all knob and tube wiring was removed in 2017. It also comes with many tasteful upgrades."
Right from the start, it’s evident this is one well-maintained River Heights classic.
The taupe stucco and brown trim on its exterior is pristine, the latticed windows, with their combination of white and brown trim gleam, and the curved accent that sweeps down from the front roofline over a cedar gate gives the 2,304 sq. ft., two-storey home an extra dash of character. Read More...
There are pros and cons to buying a new home.
On the positive side, you’re getting a brand-new, custom-built home that shouldn’t need much in the way of maintenance or upgrades for five years.
That said, there’s a negative that many young couples overlook in the excitement that comes with buying a brand-new home, says Jennifer Queen of Re/Max Professionals.
"With new homes, all the little things — landscaping, window coverings, having to buy appliances, the need to put in a deck and finish the basement — can add up quickly," she says. "Those added costs can stretch a budget that’s already been stretched as far as it can go. There are times when it makes sense to buy a like-new home that’s in move-in-ready condition." Read More...
There’s an interesting phenomenon associated with homes built in the early ’80s.
It seems that such homes fall into one of two categories: dated, or partially remodelled. Consequently, prospective homebuyers must be aware they may need to spend extra money on bringing a 30-plus-year-old home up to contemporary standards.
However, there are some homes that have been thoroughly remodelled by their longtime owners.
One of those rare gems is a 38-year-old two-storey abode found at 67 Allendale Dr. in Richmond West, Jennifer Queen of Re/Max Professionals says.
"This beautiful home has been completely remodelled by its long-term owner," she says of the 1,800-sq.-ft. residence, which comes complete with backyard deck and finished basement. "The renovations were well planned out, and were done with a family in mind." Read More...
As communities go, Waterford Green doesn’t enjoy the notoriety of the Bridgwater communities or Sage Creek.
Perhaps the reason for that is that it’s tucked away off Dr. Jose Rizal Way in the city’s northwest quadrant in a special spot that, while known to people in the area, remains relatively unknown to those who live in other parts of the city.
That’s a shame, as the community — which features a pair of wetland areas, scenic green space and active play areas that include sports fields and playgrounds — rivals those other areas with its beauty, livability and overall design.
Waterford Green features a wide range of home designs, including luxury homes that back on to the gorgeous wetlands. Read More...
Not every growing family can afford to buy a new home in one of the city’s new, cutting-edge communities.
With prices of new homes starting in the $450,000 range, it is indeed a challenge to find a home that’s both family-friendly and affordable.
Consequently, families must turn their search in the direction of a resale home that’s affordable and, if possible, reasonably contemporary.
While affordable family homes are often found lacking in contemporary features, Jennifer Queen of RE/MAX Professionals says she has a listing that possesses Read More...

When it comes to addressing a client's needs, Jennifer Queen leaves absolutely nothing to chance from sending flowers to clients when a property is first listed to weekly report cards documenting a listing's performance. Queen knows how to wow.
We've dissected the home-selling and home-buying process to ensure we can insert as many touch points as possible throughout the process, she says.
Some team leaders don't think they need a system in place for what seems like a simple task, but Queen thinks that any task that will be repeated more than three times should have a system. "And that system should be clearly documented and explained to all team members" she says.

It’s the stuff dreams are made of: a spacious, well-appointed home on a lakefront lot with walk-out basement.
Yet, for most people, such a home is just that — a dream.
After all, when you tally up the costs associated with building such a luxurious home — expansive lakefront lot, a footprint in excess of 2,000 sq. ft., plus the aforementioned walk-out basement — you’re looking at a price tag of $750,000 or more, depending on the home’s lot size and location.
Jennifer Queen of Re/Max Professionals says she recently listed a 2,400-sq.-ft, two-storey home with walk-out basement in Transcona’s Waterside Estates that breaks that mould.
"At $550,000, this READ MORE...
Tucked away discreetly off Des Trappistes Street in St. Norbert, it’s something you don’t necessarily expect to see. A home that offers more than 5,000 square feet of living space — and much more, said Re/Max Professionals’ Jennifer Queen.
"It sits on a huge 70-foot-by-232-foot lot and was built by a concrete contractor in 1985," she said. "It’s a super-solid home that features a structural concrete basement floor and industrial-grade beams. It was also built on over 50 piles."
Queen added if the home were to be built today, its replacement cost would far exceed the list price of $699,900. "If you built this home today on a lot this size, it would likely cost you more than $1 million. The quality of its construction and the materials used in it is second to none."
Not to be lost in the shuffle is the fact the READ MORE...

Drive down any street, and there's always one home that seems to command your attention.
One such home is 907 North Dr. in east Fort Garry. Turn off Pembina Highway, and voila, there it is a short way down on the left-hand side: a brown brick home surrounded by mature trees on a meticulously landscaped lot that offers excellent width and depth at 60 by 106 feet.
"This is a really neat home that was lovingly built by a talented brick mason in 1945," said RE/MAX Professionals' Jennifer Queen. "It's a home that's bigger than it looks -- total square footage comes to 2,000 square feet, thanks to an addition to the back third of the home."
That addition made a huge difference to the home's livability on both levels. Upstairs, there's a 15.75-foot by 12-foot master suite that rivals or surpasses .. READ MORE

If you're 55-plus and looking for a turn-key -- and well-appointed -- spot to make your new home, a 1,055-square-foot ground-floor unit is available at the Canoe Club.
"These units don't come available that often," said Re/Max Professionals' Jennifer Queen. "This is a prestigious 55-plus retirement complex that offers not only all kinds of amenities (but) a great community environment and a host of other intangibles."
Essentially, the Canoe Club was designed to offer empty nesters all the luxuries of home, albeit in a different package. Whereas people may have been used to having amenities such as a movie theatre, games room, library and fitness area spread out through the different levels of their home, they're now simply spread out over the sprawling complex...
