Riverview is a mature neighbourhood located just off Osborne Street in the Southwestern side of Winnipeg.  It is nestled right into the curve of the Red River, with the river dictating it's Northern, Eastern, and Southern borders. It is bordered by Osborne to the West.  The area description may have given it away, but it is an area surrounded by plenty of greenery and beautiful river views. Here you will find homes of all sizes and shapes that are also FULL of character.  The majority of the homes were built prior to 1960.  Lot sizes in this area can range from as small as 25' wide to fairly substantial to accommodate the aforementioned larger homes.  Most homes in the area are on tree-lined, established streets. Riverview is close to Osborne Street(Route 62) which provides quick access to the Downtown core or to the University of Manitoba. Norwood is located approximately 11 kilometers from the Winnipeg James Armstrong Richardson International Airport, approximately 7 kilometers from the University of Manitoba and 4 kilometers from the downtown core.  This area is also a hot spot for medical professionals as it is a quick commute to the St Boniface Hospital as well as the Health Sciences Centre.

 

Real Estate Trends

Riverview can be one of the most competitive neighbourhoods in Winnipeg to buy into. Homes are highly sought-after in this neighbourhood with price points ranging from $150,000 to the high $800,000's for a more substantial, sometimes newer construction home. The average home sells for around $310,000 although you can find some fixer-uppers for less. This area offers some attached home options as well as detached homes. It also offers a few condominium options, mostly along Osborne that range in price from around $100,000 - $250,000.  This area is a very popular area for investors as it attracts a good deal of young professionals looking for affordable living, in a good area with a quick commute to their downtown workplaces.


Schools and Services

Riverview is home to many amenities along Osborne Street that include drug stores, grocery, and other amenities. 


Riverview School focuses on grades Kindergarten through to Six, and Churchill High School is for secondary students withing the area.


There is no hospital in Riverview, but it is a short drive to the St Boniface Hospital which is found at 409 Tache Avenue.  It is also a fairly quick commute to the Health Sciences Centre.


Shopping

Riverview has ample shopping offerings. It provides easy access to Osborne Street which has many local shops.  This street also offers great boutique-style shops, specialty shops, coffee shops, and bakeries.


Just beyond the borders of Riverview, you can access Fermor Avenue which offers ample big-box shopping options including Canadian Tire, Walmart, Co-Op Grocery stores, etc.   


Entertainment and Recreation

Riverview has some hidden gems that the locals highly recommend!  Want an intimate setting for your dining experience, or even a generous breakfast offering?  We highly recommend Oakwood Cafe.  If that doesn't suit your fancy, we highly recommend visiting one of the restaurants along Osborne Street!  There are plenty other specialty restaurants in the area including high-end pizzerias, sushi bars, Italian options, among others. 


Riverview is well known for the greenery and the Red River that surrounds it.  The area boasts over two kilometers of riverfront paths for you to explore. The Manitoba Canoe and Kayak Centre offers paddling programs if you want to get out on the water!


It truly is a beautiful area that many locals swear they will NEVER leave.  Definitely a great option if you are wanting something centrally located!
