Linden Woods Neighbourhood Winnipeg ManitobaLinden Woods is a beautiful community located in Southwest Winnipeg and it borders Waverley Street to the East, Kenaston Boulevard to the West, Wilkes Avenue to the North and McGillivray Boulevard to the South.  Linden Ridge is a smaller neighbourhood on the South side of McGillivray Boulevard.


Both areas are comprised heavily of residential homes except for some of the more Southern and Northern parts of the area where there are more industrial/commercial buildings. The community was approved for development in 1980 and construction began in 1982 for the Linden Woods portion. The area now houses 3,400 homes, two ponds, as well as three parks: Muys, Van Walleghem, and Kleysen.  Linden Ridge is a smaller neighbourhood often associated with Linden Woods and it too houses both residential as well as industrial/commercial real estate.  Construction in this area is newer than that of Linden Woods, with most construction beginning in the early 2000's. Linden Woods and Linden Ridge are located approximately 10.5 kilometers from the downtown core, and 11 kilometers from the Winnipeg James Armstrong Richardson International Airport.


Linden Woods and Linden Ridge is a more affluent community, with the median household income above $200,000.  Over half of the homes within the community are families with children. And 90% of homes within the area are owner-occupied.



Real Estate Trends

Linden Woods and Linden Ridge are made up of mostly residential homes. Most of the dwellings are single family detached homes. Price ranges for residential dwellings in the area range from $450,000 for a more dated smaller home all the way up to $2,000,000 for substantial houses located on lakefront lots. The majority of the houses were built in the 80' and 90's but construction continued up until the mid-2000's, so there are a wide range of housing ages/types depending on where you look within the area.  The majority of homes are two-storeys followed by bungalows. You will also find split levels and cab-overs in the area.  There are also a variety of condominium options within the area ranging from high rises with multiple amenities, to townhouse/attached style homes and more rarely, detached homes with a simple condo-fee ownership structure.


 

Schools and Services

Top Real estate agent in Linden Woods WinnipegLinden Woods and Linden Ridge schools are operated by the Pembina Trails School Division.  Within the borders of the area, there are two public Schools: Vanwalleghem French Immersion Elementary School, which has English and French programming from Kindergarten through to Grade 8, and Linden Meadows Elementary School which offers English programming from Kindergarten through to Grade 8.  There is also one private school within the area, Linden Christian, which offers programming from Kindergarten through to Grade 12. For high school, students will be placed outside of Linden Woods/Linden Ridge borders. English students will go to Shaftesbury High School on Grant Avenue and French Immersion students will go to Oak Park on Charleswood Road.  It is worth noting that St. John's Ravenscourt is also in close proximity to this area in neighbouring East Fort Garry. The Manitoba Institute of Trades and Technology is within minutes and abuts Linden Ridge, and the University of Manitoba is a quick 10-minute drive.


There is no hospital within Linden Woods or Linden Ridge, however there are several hospitals with relatively quick and easy access to the area. These include: Victoria General Hospital, Misericordia Health Centre, Health Sciences Centre and St. Boniface Hospital.  All of these hospitals are within 10 km's from these neighbourhoods.

 

Shopping

Linden Woods/Linden Ridge offers ample shopping opportunities with many big-box stores, outlet malls, and conveniences right within the community. Just beyond the borders of Linden Woods and Linden Ridge there has been a lot of commercial development offering impressive shopping options, some of which include: Outlet options such as the Outlet Collection at Seasons of Tuxedo, Ikea, the Whyte Ridge Shopping Centre, Kenaston Common and Kenaston Crossing shopping areas, Pembina Village Shopping Centre, Southwood Plaza to name a few.

If you dream of raising your children in a community-oriented neighbourhood, you are going to feel right at home in Linden Woods and Linden Ridge.  It offers a wide network of paths, beautiful interconnected lakes, and over 60 acres of community greenspace.  


The Linden Woods Community Center is located at 414 Lindenwood Drive west. The center features two outdoor rinks, a double tennis court, a half-size basketball court, several soccer pitches and baseball diamonds, a few children's play structures, and a new spray park. In the neighbourhood there are numerous walking paths and large areas of green space making this area ideal for families. The Winnipeg Soccer Complex is a multi-use stadium but used mostly for soccer matches and hosted the home matches of Winnipeg Fury of the Canadian Soccer League. The neighbourhood also includes The Golf Dome, 1205 Wilkes Avenue. It provides a number of different activities such as 50 stations on a three-tier driving range, three virtual golf screens, miniature golf, field rentals, birthday parties, etc.


Surrounding the communities of Linden Woods and Linden Ridge there are a number of other fitness/activity venues such as the Pan Am Aquatic Centre, The Kinsmen Refit Centre, The Winnipeg Soccer complex, The Rady Centre, Altea Active as well as Assiniboine Park with a flurry of daily activity. The Assinboine Park is home to number pathways, water features, formal gardens and greenhouses. This Park is home to the famous Winnipeg Zoo and host a series of summer events that are attended by many.


Our Favourite Thing about the Neighbourhood:

The family-oriented appeal of the neighbourhood is what stands out the most to us.  There are ample outdoor green spaces to get out and enjoy together, most of your neighbours will have children within their households as well, and the public school system along with their after-care programs are second to none!  It is a great place to live and raise a family!
