River Park South

River Park South is the largest Qualico development, boasting over 8000 homes alongside numerous businesses within its borders. Additionally, there are ample green spaces, sports fields, and winding walking paths throughout the community, weaving along its three ponds.

REAL ESTATE TRENDS

Construction in River Park South began in the early to mid-1970s, primarily nearer to the northern border of the area. These homes typically consist of bungalows with detached garages, often located on streets with back lane access. As you move towards the perimeter, the homes become progressively newer, reflecting the ongoing urban sprawl and development of additional land throughout the community. In the newer sections of the community, larger homes with front drive access and attached garages are common. Some of these properties are situated backing onto ponds or parks. Additionally, the area accommodates numerous condominiums, townhouses, trailers, and apartment buildings.  Regardless of the building type, owner occupancy remains high in the area, with nearly 86% of the dwellings being owner-occupied according to the 2020/21 census.

ENTERTAINMENT AND RECREATION

River Park South is bordered by the Seine River, which offers a beautiful walking path that runs from Creek Bend Road all the way to John Bruce Road. The Seine River South Trail, an out-and-back trail, joins the Seine River Greenway by the Royalwood Bridge. Together, they offer a 7.4 km walking and mountain biking trail for those who love to spend time outdoors and wish to encounter wildlife within city limits. The Seine River Greenway includes Bois-des-Esprits, a 117-acre urban forest made up of five different ecosystems – wetland, oak forest, grassland, aspen forest, and river bottom. Visitors enjoy searching out the carved wooden faces along the gravel path, as there is always a new addition to this natural art gallery. Follow the narrower dirt path that runs along the river, and chances are that you will spot turtles, ducks, beavers, muskrats, foxes, coyotes, deer, owls, and many other bird species that choose this greenery as their home. The river also offers activities year-round. An accessible dock was installed in 2020 on the Seine near the pedestrian bridge at John Bruce Road, allowing people with various abilities to enjoy the river by canoe or kayak. In the winter, the frozen river becomes a popular place to walk, run, fat bike, or snowshoe!

The community is home to larger parks with athletic fields and playgrounds that neighbour the schools located in the area. Paul School, École St. Germain, École George McDowell, and their sports fields. Malala Park is a smaller park featuring a playground and fitness equipment.
