Norwood is a mature neighbourhood in the St. Boniface area of Winnipeg. It's Northern border is Marion Street with the Red River to the Western and Southern edges of the area as well as Seine River to the Eastern side. The area description may have given it away, but it is an area surrounded by plenty of greenery and beautiful river views. Here you will find homes of all sizes and shapes that are also FULL of character. Lot sizes in this area can range from as small as 25' wide to fairly substantial to accommodate the aforementioned larger homes. Most homes in the area are on tree-lined, established streets. Norwood Flats, which is the area East of the Red River but West of St Mary's, is characterized by a central green space with no front roads (only back alleys) and communal walkways, parks and playgrounds. It is a highly sought-after area that can be very competitive to get into. Norwood is close to St Mary's Road which provides quick access to the Downtown core or to the University of Manitoba. Norwood is located approximately 11 kilometers from the Winnipeg James Armstrong Richardson International Airport, approximately 10 kilometers from the University of Manitoba and 2 kilometers from the downtown core. This area is also a hot spot for medical professionals as it is a quick commute to the St Boniface Hospital.
Norwood and Norwood Flats can be competitive markets to buy into. Norwood Flats being the most competitive. Homes are highly sought-after in this neighbourhood with price points ranging from $150,000 to nearly one million dollars for a more substantial, riverfront home. The average home sells for around $325,000 although you can find some fixer-uppers for less. This area offers some attached home options as well as detached homes. It also offers an abundance of condominium options, with sales prices for the past year ranging from as low as $100,000 up to $500,000.

Norwood offers a variety of elementary, middle-school, secondary options in both English and French Immersion. Norwood and Norwood Flats are located within the St. Boniface district, which has a very high Francophone speaking population - in fact, French is many residents' first language. The area is also a fairly quick bus ride to both the University of Manitoba as well as the University of Winnipeg.
There is no hospital in Norwood, but it is a short drive to the St Boniface Hospital which is found at 409 Tache Avenue. It is also a fairly quick commute to the Health Sciences Centre.
Norwood has ample shopping offerings. It provides easy access to St. Mary's Road which has many local shops. It also offers great boutique-style or specialty shopping along Marion Street.
Just beyond the borders of Norwood you can access Fermor Avenue which offers ample big-box shopping options including Canadian Tire, Walmart, Co-Op Grocery stores, etc.

Norwood is well known for the greenery and rivers that surround it. It isn't uncommon to see people canoeing down the Seine River, taking a run along Lyndale, or catching a "quick" game of golf - Norwood is home to St. Boniface Golf Course which is quite tucked away and nestled along the Seine River.
It truly is a beautiful area that many locals swear they will NEVER leave. Definitely a great option if you are wanting something centrally located, but at a more affordable price than some of the areas on the Western side of the Red River!
