Scotia Heights is a charming neighbourhood nestled between the Red River and Main Street. It is bordered by Kildonan Park and is close to recreational facilities and amenities that makes it desirable for families and working professionals.


Scotia Heights has some of the oldest homes built in Winnipeg.  The community is made up mostly of single-detached family homes with some duplexes and apartment-style condominiums in between. The majority of the houses include bungalows, two storeys, split levels and bi-levels. Walking along Scotia Drive you will find a plethora of beautiful character homes nestled along the banks of the Red River.


Scotia Heights is within the Seven Oaks School Division and home to Governor Semple School which is a Kindergarten to Grade Five English elementary school. This school also offers birth to age five parent-child programs. For students wishing to stay in the English track, they will attend Edmund Partridge Community School, which is a Grade Six to Grade Eight middle school right on the border. The high school option for English students is West Kildonan Collegiate in neighbouring Rivergrove.

French Immersion options can be found in West Kildonan and Garden City. Ecole Belmont is a Kindergarten to Grade Five elementary school. Students will follow their middle years at Ecole Seven Oaks Middle School and receive their high school diploma from College Garden City Collegiate.



Scotia Heights is in close proximity to many post-secondary institutions. Red River College Polytechnic Exchange District is the closest campus to Scotia Heights, but the Red River College Notre Dame Campus, the University of Manitoba Bannatyne Campus, the University of Winnipeg and the Universite de Saint- Boniface are all less than a 20-minute drive away from the neighbourhood.


The community is a short distance from major Health Care services, too. Seven Oaks Hospital and the Health Sciences Centre are the most convenient, but the St Boniface Hospital and Concordia Hospital are also only a 15-minute drive away.


Scotia Heights is mostly residential however, Main Street has some specialty stores and restaurants to offer. A l'Epi de Blé is a lovely French Bakery on the corner of Main Street and Hartford Avenue.  Tenderloin Meat and Sausage Inc is located just outside of the neighbourhood and offers cuts straight from the butcher. Just a block away from this store is Hellard’s No Frills and a Giant Tiger.  The corner of Mountain and McGregor Street has a Safeway and is a short drive from Scotia Heights.

A plethora of shopping options can be found in Garden City along McPhillips Street. Garden City Shopping Centre, Garden City Square and Northgate Shopping Centre have many big box stores, specialty stores, restaurants and services. Some of them are the Home Depot, Staples, Marshalls and HomeSense, Bulk Barn, Michaels, Canadian Tire, Winners, Seafood City, Save-On-Foods and more. McPhillips also offers a Frescho, a Walmart and a Real Canadian Superstore.

The neighbourhood is in close proximity to Sobey’s Rivergrove as well. Henderson Highway can be easily accessed via Chief Peguis Trail or Redwood Avenue depending on which part of the community you are coming from. The Henderson Highway also has additional grocery store options such as Frescho Henderson, Sobey’s Northdale or Safeway.


One of the major draws for Scotia Heights is its close proximity to one of Winnipeg’s largest suburban parks, Kildonan Park. The park offers an abundance of activities year-round. It features athletic fields and sport courts for bocce ball, soccer and beach volleyball. It is home to an outdoor pool and a spray pad in the summer and skating rink, toboggan runs and cross-country skiing trails in the winter. Winnipeg’s oldest municipal golf course, Kildonan Park Golf Course provides a challenging 18-hole fairway and a restaurant. Rainbow Stage is a nonprofit musical outdoor theatre located in the heart of the park. It hosts plays during the summer season that are always well attended.  If you are looking to BBQ or picnic on a summer day, this park has many spots to choose from!

Scotia Heights is home to many smaller parks, too.  There are great options to keep your little one busy. Leila Tot Lot, Kingsbury Park and Volunteer Park are all playgrounds. Louis Greenburg Plaza is a smaller green area with a bench facing the river.

The community is home to many of Winnipeg’s historical buildings. Bleak House was the home of the long-time sheriff, Colin Inkster.  Today this old house has a play structure and picnic area for those who wish to spend some time outdoors.

Seven Oaks Museum is one of the oldest remaining homes in Winnipeg, built from 1851-1853. The museum is surrounded by a park that includes walking paths, a playground and a picnic shelter. During the summer time, the museum offers a variety of educational programs.  They also often play host to weddings and other events.

Scotia Heights does not have any recreational facilities within its borders however there are many within walking distance or a short bike ride away. West Kildonan Memorial Community Centre offers a variety of sport activities such as baseball, basketball, dance, soccer, hockey and ringette. The Centre includes an indoor arena, a hall, an outdoor rink, a playground and a splash pad.

Garden City Community Centre and Seven Oaks Sportsplex are also close to Scotia Heights. The Centre offers a wide selection of sports programs year-round such as baseball, basketball, hockey, soccer, ringette, softball, rookie rugby and more. Seven Oaks Sportsplex consists of the Seven Oaks Arena and the Seven Oaks Soccer Complex. Seven Oaks Arena houses two NHL-size ice rinks, a walking track and a multipurpose room for fitness classes, social, educational and cultural events.

Canada’s leading medical fitness facility, The Wellness Institute is located at Seven Oaks General Hospital. The facility’s mission is to help to prevent illness and improve the quality of life for those who develop chronic conditions. It provides a wide variety of services such as massage therapy, personal training, nutrition coaching, weight loss clinics, arthritis and joint replacement rehab, physiotherapy, chiropractic care, mental health care, online services and more.

Wheelies Family Roller Centre is an indoor roller-skating rink just across from Bleak House. The facility is available for parties and provides skating lessons and organized events.

The area also has two additional golf courses along the aforementioned Kildonan Park Golf Course. Shooter’s Family Golf Centre is a public golf course on Main Street. The Centre offers a driving range, golf simulator, tournaments, leagues, lessons and a restaurant that is rentable for private events. Rossmere Golf and Country Club is an 18-hole course in East Kildonan. This 6,400-yard course is suitable for golfers of all levels. The venue consists of a banquet room and the Clubhouse Restaurant.

Scotia Heights is a great neighbourhood with green spaces for young ones, but also a nice short commute to the downtown core for working professionals. We wouldn’t be doing the community justice if we didn’t mention again its close proximity to one of Winnipeg largest urban parks, too. With its character homes and proximity to downtown, it gives the convenience and charm of some more expensive neighbourhoods in Winnipeg but at more affordable prices.


The many boutique-style shops and family-friendly restaurants add to its charm. Golden Boy Bistro is known for its big portions and home-style burgers. Aleco’s Deli offers a selection of sandwiches that attract people from near and far. If you would like to try some international cuisine, Baraka Pita Bakery and Restaurant provides Lebanese food and One 777 has some amazing Vietnamese dishes on their menu.
