Extensive Home Prep
From our initial consult which will include our recommendations, to meetings with the stager, we visit and re-visit your home to make sure things are just right BEFORE it hits the market. You only get one chance to make a first impression! Selling a house in Winnipeg in this competitive environment means getting an early jump on the competition!
Professional Photography AND Videography
We bring through our amazing photographer who first shoots the stills (photos of your home). He then will go through your entire home again to shoot the virtual tour. This is a VIDEO to show the layout of your home. This is NOT a slideshow of pictures to music. If a picture can say a thousand words, then think of what a video tour can add to your home sale. It provides informational content for your potential buyers and will also set the tone and feel for your home. These video tours help the buyer get a feel for just what your home is about, prior to their initial visit. It helps to get them excited and it also helps to ensure that only the most serious of buyers are coming through your front door. They like the layout, they like the flow, they like the pictures, AND now they want to see more!
For Sale Sign
Our for sale signs are different, but they are money well spent – they’re customized, feature their own light source, and distinguishable. Honestly, what is the point of a sign on your front lawn if it is going to go unnoticed! It is important to us that your house stands out in a positive way, and these signs accomplish just that. Outside of the digital marketing we do for your home, this is the best type of marketing for your property - better than print advertisements or anything else, because it announces to the world (and your neighbours who like to have a say in their new neighbours) that you have a product for sale. We make it easy for buyers to contact us by having our information readily available on our signs.
Entry onto MLS
The MLS will only allow 20 photos. When a picture says 1000 words, it is important to maximize the use of pictures as well as written descriptions. Professional photography captures your home and its greatest attributes. Full editing allows for your home to show in the best light, from the best angles, at the best time! We would be more than happy to send you links to past listings so that you can see the difference. Anyone selling a house in Winnipeg likely knows the importance of the MLS system. However, how a home is marketed on this system makes ALL the difference!
Submission to other Websites
With the majority of buyers now first looking at properties online, Web presence is becoming increasingly important. Our listings all appear on over 50 Websites - at a minimum.
Yes, digital advertising is a huge component of our marketing plan, but we do believe in spreading a wide net when it comes to marketing. This includes print advertising. While approximately 85% of people currently find their homes online, there is still approximately 15% of the population that we need to reach offline. Have you ever noticed a couple at Open Houses with the latest Real Estate News in their hand? We do! They come to our open houses often as a result of those advertisements. As much exposure as possible is the only way! Popular print publications we appear in are The Winnipeg Real Estate News and the Winnipeg Free Press among others.
We guarantee a minimum of an open house every other weekend. Of course if we can do more, we will. Each of these open houses will have between 15-20 directional signs and an additional 10-12 feather flags. It is a Jennifer Queen Team Standard. At least 100 targeted open house invitations will be hand delivered. These are targeted based on the style of your home and who would likely be looking for this style of home. For all open houses, we arrive early to give ourselves enough time to light our candles, turn all of the lights on, get our music playing, and lay out some treats. An open house is an event after all! Feedback is extremely important as well. For every open house, you will receive a detailed feedback report from us.
Similar to my open houses, we do request feedback for all showings. We will relay this information to you regularly in an effort to be sure we are in touch with the market. The Jennifer Queen Team is well known for their "Follow-Up Fridays" in which we make sure all of our clients are given a full synopsis of what has gone on in the last week, both with their house and in the market.
A great deal of time and effort is put into our feature sheets. It is important to emphasize all of the important amenities of your home to potential buyers. The idea is to make the best possible impression and to provide information so that after looking at dozens of homes, your home will stand out in the buyer’s mind.
Not all agents will be as knowledgeable about your home and the neighborhood. Sometimes they will not be familiar with the area. For this reason, we like to compile a book to be left in your house which will answer most buyer questions about your home, the community facilities, schools, and the surrounding area. The objective is to provide the buyers with all the information they need to make the decision to purchase your home.
Broker Open House
Time permitting; we love to host broker open houses. These serve as a “sneak peek” of the home before it comes onto the market. It is all about building the hype and excitement for your home!
I have an extensive database from doing business in the area over the last several years. We will personally go through our database to make sure individual emails are sent out to anyone who may be interested in your home. Our database currently serves over 500+ active buyers.
Social Media has become an excellent tool in marketing homes. It helps us target and retarget specific buyers known to be looking to buy a home in specific areas. We have employed a service provider out of Toronto that specializes in social media marketing to ensure that our listings end up in front of the right consumer. This includes highly-targeted ads based on demographics, geographics, psychographics, retargeting campaigns, video campaigns and photo campaigns.Your home will be featured on The Jennifer Queen Team’s Facebook business page, complete with an elegant description, professional photographs, video tour, and other pertinent information throughout the selling process. Our extensive list of followers on Facebook, Twitter, YouTube, Instagram and LinkedIn continues to grow! Our following is loyal and supportive which leads to plenty of organic reach (in addition to the paid marketing campaigns mentioned above).
