Westwood is a western neighbourhood within Winnipeg. It’s bordered on the north by Portage Avenue, the east by St. Charles Country Club and Woodlands Crescent, on the south by the Assiniboine River and on the west by the Perimeter Highway. Westwood has over 3,700 homes and offers a variety of affordable options (there is the Downs Village Community Trailer Park) up to some pretty significant residences backing along the golf course and river. Westwood is approximately located 14 kilometres from the downtown core and 10 kilometres from the airport.
The area offers a variety of options for the purchaser. For under $50,000, there are mobile home options located within the Downs Village Community Trailer park. The bulk of the homes within the area were built in the 60's and 70's and consists of floor plans typical for the time, namely: bungalows, two-storeys, and split-level homes. Single family residences start around $175,000 and go up to and over $600,000 for larger houses that back onto the golf course or river. There are a variety of condominium options as well, including apartment-style condominiums in high rises, or townhouse style options as well. Condominium prices range from the low $130,000 for a one bedroom in a high-rise, to just over $300,000 for a nicely remodeled townhouse style condominium.

Just beyond the borders of Westwood, there is Ecole Ness (6-8) and Collège Sturgeon Heights Collegiate (9-12) should you wish to have your child in French Immersion programming. There is good access to Red River Community College as well as the University of Winnipeg via major thoroughfares. Access to the University of Manitoba via the Perimeter Highway is the most popular route chosen by residents.
Westwood Public Library is situated in the heart of Westwood the Westwood Library is located at 66 Allard Avenue, one block south of Portage Avenue, between Rouge Road and Bedson Street.
The area’s local Hospital is the Grace Hospital where they have 245-beds, located in the west end of Winnipeg, 300 Booth Drive.
Shopping in Westwood is largely centered along Portage Avenue with a variety of big box stores. There are three larger malls in very close proximity: Crestview, Unicity and Glendale. Further down Portage Avenue you will find the world renowned Polo Park Shopping Centre. This large shopping mall has something for everyone, with over 220 stores, some of the more popular include: The Bay, Forever 21, H&M, The Gap/Gap Kids, Sport Chek, and the Apple Store.
Westwood abuts both Sturgeon Creek as well as the Assiniboine River and given its surroundings, is able to offer beautiful parks as well as two esteemed golf courses. Glendale and the more notable, exclusive, and prestigious St. Charles Country Club. There is an abundance of recreation opportunities with the offering of Bourkevale Park nearby (that offers an off-leash dog park area) as well as nearby Assiniboine Golf Club. Assiniboine Park offers a plethora of activities and can be accessed by pedestrian bridge across the Assiniboine River.
Westwood is also home to Kirkfield Westwood Community Centre. This community centre boasts indoor and outdoor recreational and leisure activities throughout the year. The area also supports the YMCA which is best known for their work with youth and in promoting health, but they also provide opportunities for individuals to develop leadership skills, philanthropic attitudes and a global perspective.
The community is also neighbouring Grant’s Old Mill Museum, Assiniboia Downs Race Track and the Red River Exhibition Grounds. There are plenty of options to get out within this community and enjoy!
